1. What are the steps in submitting a large lot, parent tract, or family subdivision application?

Answer:
Setup a pre-application conference with one of the Planners by coming in or calling (804) 966-9690. (This is highly recommended)!

  • The purpose of a pre-application conference is to assist the subdivider to gain a thorough understanding of all the requirements applicable to the particular property and to advise the subdivider of recent, impending, or proposed changes in those requirements. (We ask that you please bring a visual reference of the property to the meeting)

Get the entire lot/parcel perked! (The Health Department does not provide perking for subdivisions, but they can provide you with a list of Authorized On-Site Soil Evaluators (AOSE)).

Take that information to a surveyor of your choice and let them know what you want to do! (The County cannot give recommendations).

Bring eight (8) copies of the plat/survey FOLDED (individually) to the Planning Department along with the appropriate fees and application. This can be found at or just click the link: http://www.co.new-kent.va.us/planning/forms.php

The County will review the application (this process takes about 2-4 weeks) and send you and your surveyor a comment letter regarding revisions (if needed).

Once revisions are received the County will review the revised copies (this takes approx. a week and a half) and send another comment letter.

If the plat meets the requirements of New Kent County Land Development Code an approval letter will be sent requesting three (3) copies and a $90.00 review fee for the final plat!

3. How many acres do I need to build a house?

Answer:
There is no set amount of acreage to build a house in New Kent County on Agricultural (A-1) zoned property. If you can meet your setbacks and have room for a well and a septic system you can build!

4. What are the setbacks and yard requirements?

Answer:
The setbacks are the minimum distance by which any building or structure must be separated from the front lot line. A yard is an open space that lies between the principal or accessory building or buildings and the nearest lot line.

5. Is the County Code available online?

Answer:
Yes, the County Code is available online, just click the link New Kent County Code.

6. Where can I put up a mobile home?

Answer:
Mobile homes are only allowed in A-1 and MHP zoning districts.

7. How close can I build a fence or have my driveway to the property line?

Answer:
Fences and driveways are allowed to go directly on the property line. Fences can be no higher that 4 feet in the front and 6 feet on the side and rear property lines with the finished side facing adjacent property owners.

8. How many square feet are in an acre?

Answer:
There are 43,560 square feet in an acre.

9. How do I get to the Planning Department?

FROM I-64 EAST ( WILLIAMSBURG AREA)

  • Take I-64 West Toward Richmond
  • Take Exit #227 Toano/West Point Exit onto Old Stage Road (Route #30)
  • You will pass Stone House Golf Course on your right
  • Continue to follow (Route 30) north
  • At the stop light go straight onto New Kent Hwy (VA #249)—Go about 6 miles
  • Turn left onto Courthouse Circle (The road is right beside the post office on the left)

FROM I-64 WEST ( RICHMOND AREA)

  • Take I-64 East toward Norfolk/Williamsburg.
  • Take Exit #214 New Kent Courthouse
  • Take a left at the end of the exit ramp onto N. Courthouse Rd. (ROUTE #155)
  • Turn right onto New Kent Hwy (ROUTE #249)
  • You will pass the schools to your right
  • Once you pass New Kent Middle School
  • Make a right onto Courthouse Circle
